TIP! A lot of homeowners are having a hard time keeping up with minor repairs, painting, or landscaping. However, neglecting the regular maintenance your house requires can come back to haunt you when you want to sell it.

When possible, time your sell to pull in the most profit in your particular location. Unfortunately, such things can be difficult to discern. You will find the advice you need here to make these decisions.

TIP! Include energy efficient upgrades to your home if you’re planning to sell. Get LED bulbs, solar-powered outdoor lights or an energy monitor to convince buyers that they will save money on their energy bills after moving in.

It is highly likely that the obstacle is your listing price. In order to facilitate the sale of your home, it is important to make your asking price reasonable for the area in which you have your home in order to bring in interested buyers.

TIP! When selling a house, clear as many items out of it as you are able to, even if you still live in the home. Prospective buyers must be able to come in and envision themselves living in the home, which is difficult if you have all of your furniture and personal belongings filling up each room.

When you have made the decision to sell your house, put in some energy efficient items as an enticement to your buyers. Using energy monitors, outdoor solar energy lights, LED bulbs, or anything with an Energy Star rating, can make people more interested in your place since they can reap the savings without buying anything.

TIP! Small kitchen improvements can be wise investments that increase the appeal and value of your property. Your kitchen can take on a different look just by changing one appliance.

Empty your home, as much as possible, before showing it. Buyers want to imagine themselves in the home, and the fewer there are of your displayed belongings, the easier it will be for them to do so.

TIP! All of the information that a buyer could think is useful when buying a home should be handy. Make a list of the contractors that have done work on the home and the work that they have done.

The more inviting the home, the more it welcomes buyers into it. When you do this you, make your home that much more welcoming when you have showings which can be the deciding factor when you try and sell your home.

TIP! If you can, sell your home before moving somewhere else. For most people, juggling two house payments is not possible.

If you are moving, it is important to sell your home quickly. If you don’t sell before you move, you’ll end up paying two mortgages each month until your old house is sold. This can be devastating to your finances. You’ll need enough time to show the house and find a buyer.

TIP! Using lots of options is imperative when you are trying to sell some real estate. Look on the internet, in newspapers, or go see an agent to find tools to help you reach out to the buyers in your area to sell a property you own.

If you’re working to market your property, it’s crucial that you use a variety of different mediums. Utilize the Internet, local classifieds and a real estate agent. There are a large number of ways to get the word out about a property you want to sell. To be effective, you need to keep all your options open to reach the widest audience you can.

TIP! When trying to entice a buyer into viewing your home as possibly theirs, remove your personal mark around the house. Get rid of personal objects and pictures.

If you plan to paint the inside spaces of the home before placing it on the market, try to avoid being influenced by your own color preferences when selecting paint shades. A traditional color such as taupe, eggshell or off-white is most suitable. New paint can effectively show off your home to potential buyers.

Real Estate

TIP! One of the best things you can do to position your house to be ready to be sold is to freshly paint all the rooms in the house. The great thing about painting is that it is something practically anyone can do.

When you are selling your home, choose a Realtor wisely. Dealing with real estate is one of the more complex and important transactions you will make in life, having a good real estate agent is vital. You want to find an agent that is highly trusted and comes with great credentials so your selling experience is as smooth as possible.

TIP! After you have made the interior of the house fit for showing, take a walk outside your house and gauge the appearance of the exterior. The keywords that you need to remember are “curb appeal”.

Try to keep your clutter at a minimum so you can attract buyers. Closets should have very few items in them, be well-organized, and dust-free. Clean your kitchen cabinets and add a few sophisticated items to make your kitchen more welcoming.

TIP! Don’t stick around while buyers are viewing your home. If you’re running around your open house, it may be difficult to find out what it is your buyers are looking for.

Wipe clean all counter tops and appliances. Make sure the floors are swept and mopped, and that the bathroom is clean. Tell your kids to place their toys away. Keep the floor clean of clothing and stow dirty laundry away in a closet where it will not be seen. When your home is clean, it will accentuate the positive aspects of your home to potential buyers.

TIP! If you are unsatisfied with the appraisal of your home, you should take the number with a grain of salt. In fact, you may also want to get a second opinion.

As we said before, if you know why you are selling your home, you will know if you should do it. The suggestions you’ve read can help you through every step of the selling process. Follow this advice to make selling your home a much easier and less stressful event.

TIP! There are a lot of different hassles that can come about when deciding to remodel or repair your home, like landscaping, painting, or electronic problems. If these tasks are ignored over the years, that will just deplete the worth of the home and end up being something that has to be fixed before the house can actually go on sale.

You’ve probably come across many people who are happy to share their thoughts on how you should sell your own real estate. Sometimes it’s hard to tell if they are giving you information that is useful. Keep reading for quality information on real estate.

TIP! If you plan to list your home for sale, it doesn’t hurt to add a few energy-efficient upgrades to communicate value to potential buyers. By adding items like energy efficiant lights and Energy Star rated appliances to your home, you are attracting potential buyers with the promise of energy savings.

When you have made the decision to sell your house, put in some energy efficient items as an enticement to your buyers. By adding items like energy efficiant lights and Energy Star rated appliances to your home, you are attracting potential buyers with the promise of energy savings.

TIP! The best way to sell a home in any market is to ensure that the price you set for it is reasonable. Look at what properties in your area have been selling for and set a price that is comparable, but in the middle range.

As you market your home, endeavor to reduce the amount of stuff inside, even if you have yet to move. Prospective buyers must be able to come in and envision themselves living in the home, which is difficult if you have all of your furniture and personal belongings filling up each room. Besides, you’ll knock out some of your packing ahead of time, leaving less work for you later.

TIP! The season greatly affects the housing market in many locations of the country. Using any fall decorum during that season can make your home appear more welcoming to buyers.

Add bonus value to the sale of your property. You might have come across ads where sellers offer free appliances for the buyer of the home, for example. People generally love a great deal, or to get something for nothing, so adding these big ticket appliances into the sale of you home can help attract buyers looking for a great deal. Conduct research to determine which types of properties are popular and how much they cost, then use this information as a starting point. This will increase your chance of success.

TIP! Try to do all you can to create the environment that will lead to a bidding war. If you set a competitive price by looking at the local market, you can expose many interested buyers.

Try to sell your old house before moving into your new one if possible. You can quickly get into financial difficulty if you are trying to make payments on two houses while the old one is still up for sale. Do not rush into the process; allow yourself a generous time frame to ensure that you take advantage of every opportunity to sell your property.

Real Estate

TIP! If you are planning to list your home for sale soon, you should not paint it with very bright or edgy colors. It’s always best to stick with a traditional neutral color, such as eggshell, white, cream or taupe.

Use as many different channels as possible when searching out buyers for your real estate. By using a variety of mechanisms, such as the Internet, a real estate agent, and newspaper listings, you will multiply the avenues through which you can attract buyers to property you have for sale. You will want to exercise every option available in order to achieve the fastest sale for the largest profit.

TIP! If you would like to sell your house very fast, it is probably a great idea to price the house at least 10 percent cheaper than what the cheapest comparable house is in your area. Home shoppers will be attracted to the price, and will flock to take a tour.

Make sure you open your drapes and let some light in when showing your home. Potential buyers enjoy seeing how bright the home can be just from the sunlight. If you have blinds, raise them all of the way up. In nice weather, open the windows. Fresh air can help your home seem more appealing to buyers.

TIP! When you decide to sell your home, make sure you carefully choose a real estate agent you can trust. Dealing with real estate is one of the more complex and important transactions you will make in life, having a good real estate agent is vital.

Both those buying property, and those selling, can make better deals if they set goals before entering the market. Buyers, for example, should clearly identify in their minds the price they are willing to pay, where they want to buy, and the features they desire in their purchase. When a seller knows exactly what sort of prices they’re willing to accept, they can prevent themselves from accepting a low offer when they’re desperate or worried about the property selling.

TIP! Wipe counter tops and appliances. Clean the bathroom, and sweep and mop the floors.

In conclusion, it can be trying to listen to so-called experts give you their opinion on selling real estate. The tips and tricks in this article have been widely proven time and time again. Real Estate Advice That Will Get You The Most For Your Home

May 25, 2013 by
Filed under Ready for Real Estate ?

TIP! It’s your asking price. Make up a reasonable price that everyone can be happy and comfortable with.

It can be stressful to sell real estate, even more so if it’s your own home. Not having a good grasp of the process will only add to your difficulties. Selling a home is a complex transaction and it is important to be well prepared. The following article will offer you some very useful advice regarding your sale in real estate, making the ordeal easier and hopefully, more profitable.

TIP! You are sure to find large returns in the appeal and the value of your home by making small kitchen updates. You might want to switch out one appliance to update the look and provide a focal point.

Empty your home out as much as possible, even if you’re still living there. When you keep your home open and airy for prospective buyers, it makes it easier for them to imagine their own furnishings in the space. Additionally, if you pack and store a lot of your belongings in advance, it will be easier to vacate when the time comes.

TIP! Prior to listing your house for sale, ensure that the air conditioner and heater are working well by getting them serviced. As a general rule, home buyers expect the basic functions of a home to be working well, and this includes the air conditioning and heat.

An updated or remodeled kitchen is very appealing to potential buyers, and can increase the value of your home. For instance, you could replace an old ugly appliance with a new, modern focal piece. Hanging storage and kitchen islands are also updates that are in high demand. Rather than changing out the cabinets which is very expensive, opt for a new paint job.

TIP! Create a comprehensive listing of important information about the home in a form that can be easily given to buyers. Create a list of all the contractors who have worked on the house and all the work they’ve completed.

Seasons influence the housing market in certain areas. Maximize your chances of making a sale by using appropriate seasonal decorations, such as fall accents for regions with an autumn buying season. In the autumn season, keep the leaves raked and the yard clean.

Sale Price

TIP! It is preferable to sell your house prior to having to move. Trying to juggle two house payments while you wait to sell your old house can drive you into bankruptcy.

A bidding fight could help you out. Select a sale price for your home that is competitively priced for your neighborhood, rather than even a few thousand dollars higher than other comparable properties in your neighborhood. This will get more interested buyers coming to your home. More people coming in to see your home will result in an increased likelihood that you will get multiple offers on your property, which can translate into you getting a sale price that is closer to your original asking price.

TIP! If you’re painting your house’s interiors before putting it on the market, don’t choose colors based on what you’d like the room to look like. Try opting for those traditional neutral colors like eggshell, taupe, or eggshell.

Increase your chances to sell your home by including extras. For example, including appliances in the sale price is very good incentive to buyers. This is a great way to get people interested in buying your residence. See what’s in fashion and affordable, then your closing deal can include it. Your success rate can be influenced by these extras.

TIP! When pricing a house to sell quickly, look for the cheapest similar house for sale in the area and set your price at about 10 percent below that price. Buyers will be attracted by such a low price, and will flock to your house for a viewing.

When you make your home inviting, it is more likely to attract potential buyers by making them feel welcomed. It can make a difference with how many people go to your showings.

TIP! When putting your home up for sale, be choosy about which real estate agent you pick. Selling and buying of properties are very important transactions and can be very complicated, so be sure that the agent you link up with knows the real estate business very well and can explain it to you easily.

You can make your home feel fresh by simply cleaning the windows, a little thing like this can make all the difference. Windows that sparkle allow in more natural illumination, and they also give a feeling of newness to a home. While a potential buyer may not realize the time you dedicated to cleaning the windows, they will definitely feel the effects.

Real Estate

TIP! Ideally, your home should be listed for sale during the winter and spring months. Most buyers have the desire to be moved in and settled, between the beginning and middle of summer.

When selling your real estate, locate as many marketing channels that are available in your area. Plan to use every viable outlet to market your property successfully, including realty websites, newspaper listings, and the services of a good real estate agent. To be effective, you need to keep all your options open to reach the widest audience you can.

TIP! When preparing your home for sale, avoid putting in new flooring unless absolutely necessary. New floors are expensive, and you’ll get no benefit from installing them.

Once you have an understanding of how to sell, your real estate venture will not seem so hard. A basic understanding of real estate principles will go a long way during the selling process. Using the advice given in this article will help you tremendously in your endeavor to sell real estate!

Expert Answers Your Real Estate Questions

Chris asks…

Is 1 acre enough to have a Horse?

I Am looking at a house in La Pine, OR it have an acre and it backs up on BLM land. It does not have a barn we would have to have some one build one.
if you want to take a look here: http://www.realtor.com/realestateandhomes-detail/52780-Ash-Dr_La-Pine_OR_97739_M26012-81694

it does have quite a few trees but tell me if its not good I’ll keep looking.
Thanks I thought they needed at least 2 or 3 acres I’ll keep looking.

The Expert answers:

Yes, they would need at least 2-3 acres. Divide the available pasture into two sections and rotate the horse between the two. Horses tend to continuously graze. If the horse is not rotated, the grass will disappear and the weeds will take over or the land could end up a bare dirt lot.

Nancy asks…

Good Real Estate Agency to buy home from in Florida?

I’m moving to Florida in probably a year or sooner if everything goes as planned. I’m looking along the space coast – titusville, rockledge, melbourne, palm bay, etc) …I’m wondering if anyone knows of any good real estate agencies to work with to find a house that’s in my price range. I’ve looked on realtor.com and found a bunch of homes but am looking for actual agents websites to see their listings.

If you could also tell me your experience working with them, the pros & con’s too! Thanks

The Expert answers:

As a Florida mortgage broker I can put you in touch with some realtors that can help you- and of course I an help you with the loan as well.

Thomas asks…

I’m trying to buy my 1st home but am unsure what to offer, Please take a look & tell me what u think?

Please take a look at the following link and tell me what you would offer for the home http://homes.realtor.com/prop/1076668493
The House is in need of lots of cosmetic repair, paint inside & out, new flooring on portions of the home. The house seems to be pretty sound structurally but I am still waiting on the inspection. The house is older but is in a good part of to surrounded buy other older but nicely remodeled homes.

The asking price of the home is $49,900 and I know that the owners owe between $43,000 and $44,000 on the home.

What should I offer for this house?

I am a first time home buyer with no experience, your educated advice is very much appreciated.

The Expert answers:

$45,000 even would be a good starting point. They may negitiate up a bit as when a payoff is ordered, the amount usually comes in a bit higher than what reflects on the mortgage statement. Based on the findings in the inspection, that may give you negotiating room, but not too much based on the fact that the balance owed is pretty close to list price. Good Luck!!

Thank you guys so much for your support!

**I know, the prices really are wonderful, and they fit my budget, too, and all this acreage? I mean, horses love it!!
The thing is, I really like number one, because it has a barn, a house, and a ton of acres, but I’m kind of worried about the work involved. Do you think its still a good idea?

Number two is also nice, but I’m not in love with the house, it just seems crowded, and almost unlivable, but the acreage is amazing. Any ideas?

The third house is nice, but to repair all the buildings, and still work on the house? It seems like quite the undertaking. I’m not sure though, any ideas?

Thanks!
I found one more property, if you guys are up for it!

http://nneren.com/

I just see lots of potential! What do you think?

The Expert answers:

Aroostook County, Maine, for a horse farm? Ummmmm…. Seriously?

There’s a reason prices are so reasonable. It’s cold, the winters are incredible and last forever, there aren’t many people who want to live there.

Do you want this for a hobby farm or a money making venture? Honestly, if it’s a hobby, fixing the house and the barn and taking care of the horses… That’s a full time job in itself. Plus, unless things have really changed since I was there, any job you find will have a salary in line with these property prices.

If it’s for a business, make sure the area can support what you’re planning. If it’s boarding/lessons/training, I don’t think Aroostook can support you. If it’s breeding, you have to factor in the cost of hay over the long winter, the cost of labor to handle freezing water and manure (that cold a place, it freezes to the floor long before you can remove it!), and the problem that your foals will be later and thus less developed than those born on farms in warmer climes.

Either way, don’t forget to factor in the cost of equipment. Tractor, brush hog, snowplow, manurespreader, backhoe… Whatever you’ll need.

If you’re still set on it, I’d get the first one. At least you can look at that million dollar view without getting up to fix it! :) Also, it has the charm, view, and lake access to give it real potential as a B&B down the road, which the others don’t. That added flexibility means a lot, particularly when you think resale value.

I don’t mean to pan Aroostook, just make sure you go into eyes open business wide. It’s beautiful country.

Laura asks…

what websites allow me to sort real estate listings by house size or lot size?

i alreay used realtor. com but are there others?

The Expert answers:

I did this… I just searched houses for sale and clicked on some listings. Then i’d put the zip code for where you are lookingg and type in square feet and stuff. Good luck

Carol asks…

I know what I want but, I dont know what is called or how to get it?

My husband and I are creating a web page for a small buisness through register.com. We want to get a search tool that works llike Realtor.com or E-harmony etc. A data base that people put input/information into and then others can search the information by a category like state, ect. Is there a soft ware like that for dummies, or do I need a progamer? R.com said I should buy a soft ware like microsoft front page, but when I went to the computer store, they told me that wont work for what we want. They said I need a programer!! So confused!! HELP PLZZZZZZZ !

The Expert answers:

As a web-programmer, I’m sorry to say there’s not even a simple answer to the question of whether you need a programmer. If it’s a business you’re starting, then take the time to learn some basic html and some basic php.

Both of these are fairly easy to learn and there are lots (and I mean *lots*) of tutorials on the web. At that point you will have a much better idea of what you need. For a new or custom situation, there’s no such thing as the right solution, only different levels of suitability.

You’ve got an education ahead of you, whether you hire a programmer or not (and no I’m not for hire).

Susan asks…

Possibly Relocating to Atlanta?

I am considering moving to Atlanta (City or Suburbs) in about 2 yrs with 2 small children, then they will be 5 and 2, and my husband and sister for 2 yrs. I have been trying to look for houses on realtor.com but they only list zip codes and city names so when I have found answers about good/bad places to live they have pretty much been neighborhoods. Can anyone help me find good areas for a young family to live please?

The Expert answers:

With so many variables in choosing a neighborhood, it’s difficult to respond. Basically, stay north of Atlanta … But that leaves a lot of choices! East Cobb (a section of Marietta) is a great place to live. Try to find neighborhoods that feed in to Walton, Lassiter and Pope high schools. (The elementary schools in those areas are top-drawer.)

I also like Roswell, Alpharetta, Duluth, Johns Creek, Dunwoody and Sandy Springs. If you want to be closer to Atlanta, look at Smyrna/Vinings.

Once you get closer to moving, it’ll be worth your while to affiliate with an experienced realtor ,who can steer you to properties that meet your family’s needs and budget.

Betty asks…

Suggestions for websites that are similar to craigslist?

my friend’s and i are looking for a house/condo to rent together, but are having difficulties finding anything. does anyone know of any other websites besides the obvious (rent.com, craigslist.com, realtor. com) that could assist in the search???

TIP! Leaks and rust on your pipes can be highly unappealing to potential buyers. The plumbing in the house needs to be solid to attract paying customers.

A wide variety of situations may present themselves if you are attempting to sell real estate. While several challenges may come up, you can get through them with the right advice and strategies. Keep reading to find suggestions that will help you sell real estate profitably.

TIP! Not only the house itself is important: the grounds should be well-groomed and orderly so buyers have a positive attitude from their first glimpse. Buyers usually don’t even approach homes that lack curb appeal.

Your home’s roofing should be in good shape before you place your residence on the market. Most buyers don’t want to deal with the big hassle and expense of replacing the roof. If you are not fixing your roof, then you need to offer the buyer money set aside, so that they can fix the roof after purchase of the home.

Potential Buyers

TIP! After you have gotten the inside of your home ready for potential buyers, take a walk around the outside of the home and see what areas could be improved upon. Focus on your house’s “curb appeal.

When you are holding an open house ask for feedback from your visitors. You can either directly ask potential buyers for feedback at your open house event, or you can provide potential buyers with feedback forms to fill out at their convenience. Apply the constructive criticism to change things that may help your house sell quickly.

TIP! Go on the Internet and find classified advertisement posting websites. When you use the Internet, you’ll be able to attract a much wider ranger of buyers, which will help you get a good bid on your property quickly.

When potential buyers are viewing your property it is best to allow them to look at it on their own. If you are shuffling around everywhere at your open house, you cannot effectively communicate exactly what your buyers need. Buyers are able to develop unbiased opinions when you leave them be for awhile.

TIP! Sellers of real estate often try to avoid listing their property in the winter. Take you own situation into consideration, however, weighing the financial costs of holding the property until the weather is more seasonable.

Once your home’s interior is ready for showing, it’s time to tackle the outside. Walk around your home, taking note of the exterior’s condition. It’s called “curb appeal” for a good reason! It’s important that the outside of your house draw potential buyers in from the very beginning. If you notice anything that might give off a negative impression, now is the time to fix it.

Prepare your house to sell in late winter or the early spring. Most new homeowners prefer to get moved in before the middle of summer.

TIP! Don’t set your price too high or too low, but ask for a price that buyers are likely to accept and which doesn’t feel uncomfortably low to you. Do some research on how much similar houses have sold for in your neighborhood, and set your price close to the average.

Do a bit of bathroom remodeling when you sell your home. Add new lights or fixtures. Give the bathroom an inviting, relaxing feel. Make it look like a spa as much as possible. You want the buyer to picture themself relaxing in a nice, soothing bath.

TIP! Individuals selling their own property doesn’t mean that they don’t need help from a real estate agent. An attorney like this can help individuals avoid issues or surprises that could happen with the final paperwork.

Add some extras into the sale of your home, to make it appear more appealing, and a better deal to potential buyers. Have you seen the commercials that offer appliances with a home purchase? Offering something like this will give prospective buyers a little extra encouragement. Simply look at what is in high demand and within your budget, and add it to the closing deal. This can significantly enhance your successfulness.

TIP! A home seems to collect more clutter the longer you’re in it. In many cases, owners find it hard to get rid of things they are accustomed to having around.

A general rule for reaching a quick sale is to research the most reasonable price of a comparable home nearby, and then set your home’s price about ten percent under that. Buyers will be excited by the fact that the house is so low, and it will make them eager to take a look.

TIP! When it’s time to let a buyer see your house, be somewhere else than home. It is important that the buyer is able to envision what it would be like if the property was his home.

You will not be a successful seller unless you perfectly understand the market and know which strategy you should follow. You can make money and even build a solid career in the process; use these tips to help you help yourself.

James asks…

Nancy asks…

Donald asks…

what websites allow me to sort real estate listings by house size or lot size?

Sandy asks…

Ken asks…

Are You Trying To Sell Your Home? What You Need To Know

November 5, 2012 by
Filed under Ready for Real Estate ?

TIP! If possible, you should sell your house prior to the date you must move by. Trying to juggle two house payments while you wait to sell your old house can drive you into bankruptcy.

You cannot go anywhere without somebody giving you their advice about selling real estate. You will not be sure if they are giving you valuable information, or things that they have heard from anonymous sources. If you’re striving to find high-quality information, and you want to become a pro on this subject, then you should check out the below article.

TIP! Do a bit of bathroom remodeling when you sell your home. Add new lights or fixtures.

Pick an agent that places the value of your house at neither the highest or lowest price. If an agent assigns a high value to your home, he may not be giving you a realistic assessment, or may be trying to get your business by overestimating your home’s value. The person that values the lowest cost might cost you thousands since they’ve undervalued the property.

The price makes all the difference. The way to attract purchasers is to offer the house at a price that appeals to both you and them.

Real Estate

TIP! Give your house a fresh look with a new coat of paint. You probably have the skill to do it yourself, and it isn’t very costly.

People selling their own property is fine, but they should still have a good real estate attorney on their team. A lawyer who is a real estate specialist can prevent any bad problems or surprises from popping up while doing the closing and final paperwork.

TIP! Don’t spray air freshener or light scented candles when selling your home. Some may be overwhelmed or even allergic to some fragrances.

It is important that when you are trying to sell your home, you see it more as a marketable commodity and treat it more like a house, than your home. This severs the mental connection you have with the house, which will help you do what needs to be done to sell it more quickly.

TIP! Once you’ve prepared your house’s interior for showing, try to go outside and check your house’s exterior condition. Focus on your home’s “curb appeal”.

Always keep track of information that might be useful to prospective buyers. Give them the contact information for the contractors you have hired along with a description of their work. This will let buyers know about the care that was taken for the home while you owned it.

Try selling your home before the end of winter or the onset of spring. The buyers will probably want to move sometimes during the summer.

TIP! When you have made the decision to sell your house, put in some energy efficient items as an enticement to your buyers. Put in energy star rated appliances and other environmental friendly items.

Two places easily overlooked when cleaning a messy kitchen are usually either under the sink or the junk drawer. Potential buyers will be eyeing every nook and cranny of your home, so be sure to straighten up even those often ignored locations.

A home that appears inviting can seem more welcoming to any buyer. It can make a difference with how many people go to your showings.

Real Estate

TIP! Don’t jump to the conclusion that your home’s value is equivalent to the appraisal quote that you receive. Multiple appraisals can produce different results.

Always keep the risks in mind whenever you are dealing with real estate. An inexperienced real estate investor will most likely end up learning shortly that there are risks and downsides involved with real estate. Make sure that you spend plenty of time researching this enterprise prior to purchasing any property.

TIP! Be realistic about the value you put on your property. A great way to do this is to compare other similar homes around the neighborhood, town, county, etc, and find out what they’re selling for.

Do some improvements before you sell your home. This will raise the value. Kitchen renovations generally produce the greatest return on investments made. If you have a kitchen that appears dingy and has aging appliances, you may want to think about investing in a renovation so that the home sells faster at a greater profit.

Prospective Buyers

TIP! Stage your home so that the bedrooms appeal to everyone. A manly, uncoordinated atmosphere calls to mind the stereotypical bachelor pad.

Ask for opinions after showing an open house when you are selling your home. You have several options on how to get feedback from the prospective buyers. You can either ask the prospective buyers directly or you can have comment cards available for the prospective home buyers. These comments will let you know what people are liking about the house, as well as what worries they are having.

TIP! To encourage buyers to see a home as theirs, it is a good idea to remove your personal touches from public display. It is as simple as putting away family pictures and other such personal items during the home’s viewing.

In conclusion, it can be trying to listen to so-called experts give you their opinion on selling real estate. The tips and tricks in this article have been widely proven time and time again. Hopefully this article will help to either clear up what you were unsure about, or give you some new information.

Typical time for a house on the market in So. California?

I live in southern California, and listed my townhome for 6 months now, But still have no single offer so far and had lower the price twice already. Any Realtor in California can tell me what is the typical time for a house on the markert in southern California? I know the market is very slow right now, my Realtor seens to do everything he could such as open house occasionally, put my house on Realtor.com with pictures, MLS and local news papers, and magazines, Should I re-listed with him or find someone else, by the way, I do not think that my house is overprice, similar house in the complex and around listed little higher.

The Expert answers:

Hello,
As a realtor myself (for the Orange County and East cities of L.A. County), I would say that the number one reason why a house does not sell is that it is overpriced. I know that you mentioned that the price seems fair, but the market has changed even within the last 6 months. In addition to it being overpriced, has your real estate agent tried a broker’s open house? This could help… As well as staging your house when you have an open house. I have a web site that is dedicated in providing further information on this (because it could be more than one reason which would be too much to list here). Check out: www.socal-homegold.com

For now, the average a house sits on the market is minimum 3 months and I’ve seen as much as 9 months.

Hope that helps! –Alba Reyes, www.socal-homegold.com

Paul asks…

What does it mean when a single listing has a low list price, and a high list price?

on realtor.com, for example….

The Expert answers:

Meaning that the listing property once had a high listing price of x dollar amount. But because it has been sitting on the market for a while now no results. It has been negotiated to drop or lower the sales price of the property. So when you look at the high price, that was the original listing price when listed for the first tim and, if its got a lower price, that should be the new listing price after it was lowered or current propert value.
